What does a title company do?

A title company ensures the property you're buying has a clear title, meaning no outstanding liens, legal disputes, or ownership issues. We handle the title search, issue title insurance, and coordinate the closing process to make sure everything is legal, secure, and fully documented.

What is title insurance and why do I need it?

Title insurance protects you from financial loss due to title defects, liens, or ownership claims that weren't found during the title search. It’s a one-time cost that protects your ownership for as long as you own the property.

What’s the difference between lender’s title insurance and owner’s title insurance?

Lender’s title insurance protects the mortgage lender’s interest in the property, and it’s usually required. Owner’s title insurance protects you, the buyer, and may be optional depending on your specific purchase agreement, but it is highly recommended for peace of mind and long-term protection.

How much does title insurance cost?

Title insurance rates are regulated in Michigan and are based on the property’s purchase price. We’ll always provide a transparent quote.

Who picks the title company?

In Michigan, either party can choose the title company. Typically, the buyer or seller selects the title company on purchase transactions, and they can each choose their own most times.

Do I have to close in your office?

Nope! We offer mobile and remote closings across Michigan, and thanks to our national notary network, we can accommodate out-of-state parties too.

Can Lime Title handle FSBO transactions?

Absolutely. We assist both buyers and sellers in For Sale By Owner transactions by preparing documents, conducting title searches, and coordinating closing to ensure everything is legally binding and secure.

How long does it take to close?

A standard purchase takes about 30 days, but we’ve handled much faster. Refinance transactions can often close in 1–2 weeks. Timing depends on the lender, inspections, and other parties—but we keep you in the loop every step of the way, and we will never hold you up.
